Introduction
The Senior Maintenance Manager is accountable for the proactive and reactive maintenance management of an extensive commercial and industrial property portfolio on behalf of a JSE-listed entity. The incumbent will function as the organisation's senior technical authority for building maintenance, ensuring assets are maintained to the highest standard, cost efficiency is upheld, procurement governance is followed, and OHS compliance is non-negotiable across all sites. This is a senior, hands-on leadership role that demands both strategic planning capability and the willingness to operate at ground level when circumstances require.
Job description

1. Regional Property Inspections

  • Conduct structured, documented site visits to all properties within the assigned portfolio at a minimum frequency of once every four (4) months
  • Inspect building fabric, services, and infrastructure; record defects and initiate corrective action plans
  • Submit post-inspection reports to the Property Project Manager within agreed timeframes

2. Building Fault Diagnosis & Technical Troubleshooting

  • Identify, assess, and diagnose structural, mechanical, electrical, and general building defects
  • Develop technically sound remediation plans, including scoping of work, estimated costs, and proposed timelines
  • Escalate high-risk or complex structural concerns to the Property Project Manager with documented recommendations

3. Contractor Sourcing, Appointment & Performance Management

  • Maintain a current and auditable Approved Contractor Register
  • Evaluate contractor performance post-completion against quality, cost, and timeline benchmarks
  • Ensure all contractors comply with OHS requirements before and during site access

4. Procurement Governance & Cost Control

  • Ensure full adherence to the organisation's procurement policies, approval frameworks, and delegation of authority at all times
  • Obtain written cost approval from store/property management stakeholders prior to any work being authorised
  • Monitor and control maintenance expenditure against approved budgets across the portfolio
  • Identify opportunities for cost optimisation without compromising quality or compliance

5. Technical Support & Team Development

  • Serve as the primary technical escalation point for all Maintenance Team members within the region
  • Provide mentorship, on-site coaching, and practical guidance to junior and mid-level maintenance staff
  • Share technical knowledge to upskill the team and reduce dependency on external contractors for routine tasks

6. 18-Month Forward Maintenance Planning

  • Develop, maintain, and present a rolling 18-month capital and planned maintenance project plan for the assigned portfolio
  • Prioritise projects based on asset condition, risk profile, operational impact, and budget availability
  • Align planning cycles with the organisation's annual CAPEX and OPEX budgeting processes
  • Review and update the plan quarterly in consultation with the Property Project Manager

7. OHS Compliance & Safety Enforcement

  • Ensure strict, consistent, and documented compliance with the OHS Act and Construction Regulations across all maintenance and project activities
  • Conduct or coordinate regular site safety audits, contractor OHS file reviews, and toolbox talks
  • Maintain up-to-date OHS documentation for all active sites
  • Report any non-conformances immediately and implement corrective actions without delay

8. Maintenance Reporting & Documentation

  • Compile accurate, professional, and timely maintenance reports covering planned, in-progress, and completed works across the portfolio
  • Maintain a centralised maintenance log accessible to the Property Project Manager and relevant stakeholders
  • Provide monthly status reports to line management aligned to the agreed reporting format and schedule

9. Stakeholder Communication & Cost Agreement

  • Proactively engage with store and property management teams regarding planned maintenance activities, cost allocations, timelines, and disruption management
